We were recently approached by a client looking to bring down their monthly loan and credit payments. We advised them that re-mortgaging their property and releasing some equity to consolidate their unsecured credit would be the most effective way of achieving this.
Clients had just under £11,000 in unsecured debt, which combined with their mortgage payment came to £998 per month. Their eldest child was also turning 17 and they wanted to get them a car.
By re-mortgaging, they were able to release £18,000 in equity from their property and consolidate their mortgage and existing debt into one manageable monthly payment of £783. Leaving a surplus of around £7,600 for the purchase of a car.
Our client now has a more favourable mortgage rate, lower overall monthly payments, more disposable income and the ability to shorten the duration of their loan by making additional monthly overpayments (interest free up to 10% of the mortgage balance).
