🏡 Flintshire Property Market Update – April 2025 📈

Hi everyone, Ben here from Keystone with your latest local market update. There’s been plenty of movement in the Flintshire property scene this month, and if you’re thinking of selling – or just keeping an eye on things – here’s what’s worth knowing:

🏡 More homes are selling – 168 so far this month across the county (up from 150 this time last year)
📝 New instructions are up too – 222 so far in April compared to 206 last year
📊 We’ve helped 20 clients move this month already – with a few days still to go
☀️ The better weather and growing confidence in the market are definitely playing a part

One of the things we’re really proud of is how our Sale Ready Service is helping clients move quicker and more smoothly.
As of April 2025, our average time from instruction to completion is 97 days – compared to a county average of 162.

We’re also seeing some overvaluing across the market right now. It’s understandable in a rising market, but overpricing can actually slow things down.

That’s why we often use guide pricing and a range – to help create early interest and healthy competition, which is often how the best results are achieved.
