Not all property investors are interested in managing their properties. The thought of actually dealing with all that property maintenance and awkward tenants fill some landlords with dread. Read on if this is you!

The fact is, not everyone is suited to fulfilling the role of actually being a hands on Landlord. All rental properties needs to be managed and if a landlord doesn’t want to do it, then they need to find a letting agent who will be expert in finding and managing good tenants for them.

Absolutely the most important task when getting tenants for a landlord - they have to be “right”. So what do we mean by this? The right tenant for a property is the tenant who will:-
1.     Pay their rent on time
2.     Look after the property as if it was their own
3.     Be hands on and not expect the landlord to change a lightbulb
4.     Not be high maintenance
5.     Really want the property – attitude is key and someone who is excited about the property is usually a stayer.

2.     When the potential tenants have viewed and want to apply we undergo rigorous checks and referencing to make sure they are financially viable, have good references from past lettings and employers and can afford to take up the tenancy

During Covid restrictions it was a really challenging time for all landlords and agents but by communicating with all of our tenants at the start, we have avoided any of our landlords being without their monthly rent payment. It was a difficult task as many tenants were trying to say they couldn’t afford their rent due to them being furloughed however through speaking individually to each one we managed to avoid a very tricky situation for our Landlords.
