Hi my name's Ben Roberts and I'm the Managing Director here at Keystone. I have over 16 years’ experience, I've sold over £180m worth of property in the Flintshire area, My team and I have won various awards over the years and for the last three years running won a nationally recognised award for digital innovation and Growth. I’ve spoken on national estate agency podcasts and my company is one of the leading selling agents in Flintshire.
 
Over the years I've developed what I believe to be the very best strategy to make sure you achieve the highest possible price for your property. Part of this is our property videos.

In 2016 facebook launched live videos. I watched a few that people had done and my natural innovative mind started to think how an estate agent might take advantage of this new phenomenon. I took the plunge and did a live video of a property - I was so nervous and stumbled my way through it. To say it went down a storm was an understatement - I had over 4000 views on my first video! I had people stopping me in the street asking me if I was the guy in the video! The public absolutely loved it....so I decided to do these live videos on all my properties. I had a year or two with it to myself and certainly in the Flintshire area no other agents were doing it. Inevitably other agents (as usual with almost everything I do!) started to copy me. The big advantage I had though was that I’d been doing it a while and had forced myself through the nervousness until nowadays it all comes quite naturally. I still get recognised as the man from the property videos much to my wifes' dismay😂
 
We never stop trying to improve at Keystone and we have now got to the point where our property videos are sent away to be professionally edited and the inclusion of drone footage has added a whole new dynamic showcasing not just the property but the surrounding area as well which gives the buyers a great idea of the lifestyle that goes with living in a property like yours! A far cry from some agents that just put a dozen poorly taken photos on rightmove! These 3-4 minute videos are then uploaded to facebook and we then pay facebook to target buyers in the area.

We also fully embrace Instagram and Tik Tok with a different style of property video which is usually less than a minute with a speeded up walkaround your property - the younger generation absolutely love this style of video as they have far shorter attention spans! These have been highly successful with hundreds of thousands of views. These are great for selling properties to people outside of the area.

Remember selling property is all about putting as many eyes on your house as possible - this leads to more viewings and as a consequence you will achieve a far higher price as there will be more compettition for your house.
