The benefits of having your property managed by Keystone

What can Keystone Offer landlords when we manage their Property?

Not all property investors are interested in managing their properties. The thought of actually dealing with all that property maintenance and awkward tenants fill some landlords with dread. The fact is, not everyone is suited to fulfilling the role of actually being a hands on Landlord. All rental properties needs to be managed and if a landlord doesn’t want to do it, then they need to find a letting agent who will be expert in finding and managing good tenants for them.
Getting Great Tenants

Absolutely the most important task when getting tenants for a landlord - they have to be “right”. So what do we mean by this? The right tenant for a property is the tenant who will:-
1.     Pay their rent on time
2.     Look after the property as if it was their own
3.     Be hands on and not expect the landlord to change a lightbulb
4.     Not be high maintenance
5.     Really want the property – attitude is key and someone who is excited about the property is usually a stayer.

How do we do this?

1.     We advertise the property and before anyone can view we have an initial vetting process.
2.     When the potential tenants have viewed and want to apply we undergo rigorous checks and referencing to make sure they are financially viable, have good references from past lettings and employers and can afford to take up the tenancy
3.     They are stable and are excited to be going into the property.
What benefits do we bring to the landlord?
1.     We are experts in the lettings market, well respected and build good relationships with both our landlords and our tenants.
2.     We are flexible if landlords want to be involved
3.     We are a constant stream of advice and help to our landlords
4.     We are regulated and licensed with Rent Smart Wales and have to be operating at a high level to keep our licence.
5.     We have an amazing marketing system which has an automatic matching system – the moment a new property goes on the system will auto send it out to matched tenants immediately. Lots of our properties are let in this way before they reach rightmove.
6.     We take control of everything.
7.     Our average tenancy is 3 years and the longest tenancy is ongoing at 7 years
8.    Most important we are committed to the success of our landlord’s investment

During Covid restrictions in the past 18 months it has been a really challenging time for all landlords and agents but by communicating with all of our tenants at the start, we have avoided any of our landlords being without their monthly rent payment. It was a difficult task as many tenants were trying to say they couldn’t afford their rent due to them being furloughed however through speaking individually to each one we managed to avoid a very tricky situation for our Landlords.
