So you have been on the market a while, and you keep missing out on your dream home as your agent hasn’t found you a buyer on yours or, even worse, a sale has fallen through. They keep telling you to drop the price but you have a nagging feeling they aren’t marketing your home to its full potential.


You’ve decided that bringing another agent in is the only answer. What are the next steps, and how can we at Keystone give your property the kick-start it deserves….

  • Firstly, check your current agent’s contract. Are you still within the tie-in period? If you are, we may be able to speak to your current agent about possibly going joint with them on a winner-takes-all basis. You may also be able to negotiate a way out of the contract—you’ll be surprised how many agents in the past have let clients out of their current contract simply because they’ve lost belief in their ability to sell it. 

  • Your current agent may suggest withdrawing the property from the market for a while to show it as a new listing. However, this would only apply if your current agent took it off the market for a painful 14 weeks! The good news is—if you change agents, it will appear as a brand new listing with the date the new agent put the house on, and if it has previously been reduced, this will no longer show!

  • Once the contract situation has been rectified, Keystone will arrange a convenient time to meet with you about the best way forward and give you an up-to-date market appraisal. At this point, we’ll identify what we think was wrong with the current marketing and talk about ways we can help solve these problems going forward. It may be that a price reduction would be beneficial in conjunction with a relaunch, but very often, it isn’t the price. It’s the marketing!

  • If you decide to go ahead with keystone, we will first advise you on how to dress your property to be ready for the relaunch onto the market. We need to ensure the photos are different and taken from different angles. This is important as we want to rouse the interest of buyers who may have seen or scrolled past your old agent's listing. We have a professional photographer who will certainly make sure your home is presented in the best possible light. We’ll give you our “preparing your home for sale” handout with great tips for getting your house ready for our photographer. It’s extremely important for the property to be staged to appeal to potential buyers – we will be able to give you full advice during our consultation.

  • We may have already been out to value your property so you may already be familiar with the way we launch houses on the market via social media. This is vitally important and even more so when relaunching your house to market. We have a huge Facebook following, and our warm audience (people who have already engaged with Keystone in the past) is well more than 10,000 local people, so we have a huge reach in the local area to ensure your property is seen. The video we conduct is then dropped onto the Facebook newsfeeds of anyone our system recognises is currently in the market. The video itself is an excellent opportunity to put across all the key selling points of your house. Make sure you have a good think about this – write all of these points down and we’ll expertly portray all of these points in the video.

Remember, presentation is everything when selling a property—you only need to check our website to see how well we do this! It is also about bringing you the right buyer who is in a strong position to proceed. We would always ask for proof they’re in a financial position to proceed and some background information. We want to make sure that if we do have an offer accepted, you have the very best chance of the sale progressing to completion.
