🏡 Flintshire Property Market Update – January 2025 📊

In this five minute video Ben gives his views on the Flintshire property market which has started 2025 strongly, with both sales and new instructions showing an uplift compared to the same period last year. As we approach the end of January, let’s take a look at the key market trends and what they mean for buyers and sellers in the months ahead.

📈 Sales on the Rise

So far this year, 138 properties have been sold across Flintshire, marking a significant increase from 108 sales in the same period last year. This demonstrates growing buyer confidence and sustained demand in the local market. At Keystone, we’ve also seen a boost in activity, with our sales figures reflecting this positive trend. ✅

🏠 More Properties Coming to Market

New property instructions have also seen a slight rise, with 149 homes coming to market so far this year, compared to 144 last year. This suggests that sellers are feeling more optimistic about market conditions and are keen to take advantage of the increased buyer demand. 🔑

👀 Viewing Activity at Keystone on the Up

At Keystone, our viewing numbers are up 116 compared to 96 in January 2024, a clear indication that more buyers are actively searching for their next home. This rise in viewings is an encouraging sign for sellers, as it means well-priced properties with strong marketing are attracting serious interest. 🎥🏡

💷 Interest Rates and Market Sentiment

One of the biggest factors influencing the market this year will be interest rates. Analysts are predicting that the Bank of England’s base rate could fall to around 3.75% by the end of 2025. However, there are still challenges ahead, as inflation remains a concern, making it difficult to predict exactly when and by how much rates will be reduced. 📉📊

For buyers, this means mortgage rates could become more affordable later in the year, potentially bringing more demand into the market. For sellers, now remains a great time to list, as motivated buyers are already active, and competition is increasing. 🏡💰

If your home has been on the market for a while with no offers, it’s time to ask: Does your agent have a Plan B? A great estate agent should always have a strategy beyond simply listing your home and hoping for the best. Here’s what a proactive agent does when a sale isn’t happening as quickly as expected.

When selling your home, first impressions are everything. Buyers don’t just look at a house—they feel it. Every detail, from cleanliness to décor, influences their perception and decision-making. A well-prepared home doesn’t just attract more interest; it can also sell faster and for a higher price.

Putting your home on the market is an exciting step, but what happens when the weeks go by and there’s no interest, no viewings, or worse—no offers? If your home isn’t selling as expected, it’s usually down to one (or more) of these three key reasons. The good news? Each of them has a solution.

Many homeowners make improvements to their property—whether it’s an extension, loft conversion, orangery, or garage conversion—without realising the potential legal and financial consequences when it comes time to sell.
