How to prepare perfectly for viewings

How to prepare perfectly for viewings

My name is Lee. You may recall we sent you a letter a fortnight ago explaining the importance of getting any legal paperwork linked to your sale prepared in advance.

Staying on that theme of simple things that make a massive difference to a property sale’s chances of success, below are three quick and easy tips to make your property more attractive to people viewing it in person.

1) Best foot forward – A new welcome mat works a treat at creating an excellent first impression.
2) Set the scene – People want a lifestyle as much as they do a property. Set the dining or kitchen table with attractive plates, cutlery, and glassware.
3) Hide the clutter – 8 out of 10 estate agents will advise you about this – keep clutter out of sight. Buyers are like astronauts, they love space as it engages their imaginations.

Your current agent may have shared these and other ideas with you already.
If they haven’t, please feel free to contact me and I’d be happy to share what you need to prepare to be as sale-ready as possible. We have a really useful handout I can share with you that gives far more helpful tips and advice on this.

Thanks for your time and good luck with your sale.

The Renters’ Rights Bill is a big news story in the property rental world right now. And there are lots of myths and inaccurate information being punted around. In this article, we’ll give you straight answers to three of the most common questions landlords are asking us.

In this video, Ben gives a detailed breakdown of the local Flintshire Market and emphasises the importance of ensuring the asking price of your property is correct when it hits Rightmove. He also talks about some key questions to ask Estate Agents when they come around for a valuation.

The festive season is a time for family, food, and celebration—but it’s also a time when many homeowners hesitate to put their properties on the market. The holidays, with their busy schedules, travel plans, and winter weather, might seem like the wrong time to sell
