Is your property being presented to it's maximum potential?

At Keystone we believe in being as helpful as possible to everyone, even if you have chosen another Estate Agent. Here's some helpful advice on making sure your Agent is presenting your property in the best way possible.

Presentation is everything when it comes to marketing your property, get it right and a price way beyond your expectations could be achieved, get it wrong and the consequences could be disasterous costing you thousands of pounds. 

Here are some helpful tips to make sure your estate agent is presenting your property in the best way possible.

Pre-marketing staging – Has your current agent advised you on how to prepare the property For Sale? Have you decluttered, cleaned and made sure everything is as tidy as it could be? It’s such an important area that needs to be covered and advised on.

Photos – There are so many examples online of amazing properties that have awful photos that simply stick for weeks after which time potential buyers automatically think there must be something wrong! This ends up with a price reduction and the property selling for a much lower figure than should have been achieved. How do your photos look? Are they fresh, light and show each room off to the maximum? Have the photos been taken on a nice day? Has your agent offered to come back around to retake the photos if it was a gloomy day when the originals were taken? If you’re not happy with any of the photos talk to your agent – the least they should do is come back out to retake.

3D Matterport Virtual Reality Tour – Most buyers almost now expect to be able to do a VR tour of your property. If you’re chosen agent doesn’t do this then at the very least they should offer to do a walkthrough video of the house with their phones. Physical Viewings need to be kept to a minimum with the current covid pandemic so a walkthrough video is a great way for potential buyers to decide if they want to take things further. Viewers are also then property warmed up prior to visiting your home. 

Floorplans – Rightmove conducted a study on this a few years ago – 1 out of 5 buyers don’t click on a property if it hasn’t got a floorplan on it. This would mean 20% of people would miss your property if it hasn’t got a floorplan displayed on the details. If your property doesn’t then call us as we can give you the number of someone that does them locally for around £35.

Social Media – We sell a huge number of properties just from our facebook videos. People spend more time on facebook than any other website so it’s important your agent displays it on their page. It is fruitless however if they don’t have a proper marketing system to channel their posts through. Our system has over 15,000 local people registered and automatically knows when one of those people are active in the market and looking for a property. We can then target those people through facebook and drop the property video on their facebook newsfeeds.
