So you’re thinking of selling but keep seeing how quickly houses are selling. You’re looking at Rightmove and not seeing hardly anything available? Your worried that if you put your property on the market you wont find a suitable property? Familiar theme? We have the answers....read on!



The reason for there being very few properties available "For Sale" when you search rightmove is often agents are selling to people BEFORE they are even listed on rightmove. We have an agreement with anyone that registers for our heads up property alerts (Register by clicking here) that they will be sent the property prior to us listing the property anywhere else including social media and rightmove.

So what if you put yours on but you can’t find an ideal property? We have two options and remember you only pay us a sale fee if we sell your property and it leads to successful completion.

Option 1

Put your house on the market. Keystone will then thoroughly vet any potential buyers making sure they are a good buyer and in a position to proceed. This is an important stage and we need to make sure that person is 100% committed to buying your house. At this stage we would ask them if they are prepared to give you some time to find a property. If they’re a first time buyer it’s very likely they will wait as they will be in rented accommodation or living with parents. If they have a house to sell we need to make sure they and their buyer are prepared to give you some time – if they’re in a rush we would advise you and them that this maybe isn’t the right property for them. The last thing we want is you being put under pressure to move out especially if you have nowhere to go or simply do not want the upheaval of moving twice. We will do our upmost to find you a good buyer who is prepared to give you some time.

Option 2

We would come out and prepare the property for sale, take photos, create the 3D virtual reality viewing tour, facebook video and write up the property details. We would then put everything on hold until your ideal property comes onto the market. Then within an hour we could be fully marketing the property and hope your house sells before the one you have your eye on. This is the only sticking point and why I would always recommend option one. If you’re looking for a particular niche property then this may well be the right option for you. We do have to charge a non-refundable upfront fee for this option (Call for further details). This is however not an extra charge and would be knocked off the agreed sale fee on completion. The reason for this is to cover our initial time preparing your property details so that if you don’t decide to market your property our initial costs are covered.
